Challenge
The former agricultural school, built in the 1960s, had been vacant for some time. Despite INNOVAMETALL’s steady growth, the usable space of around 4,000 m² exceeded the company’s actual need for office space. However, the favorable location directly on the S10 and the adjacent plot for a new production hall provided the ideal foundation. The task, therefore, was to develop a concept to convert the building in an economically and practically viable way, ensuring compliance with current construction and energy standards. Beyond that, as a modern competence center and meeting place, GLUATNEST also had to meet very specific requirements.
Solution
The solution is a climate-positive building. 100% photovoltaic power supplies both GLUATNEST and the energy-intensive production hall. Surplus electricity is stored in e-vehicles used by employees as company cars, in a stationary storage system (100 kWh in the basement), and in the adjacent Solar Sky Park storage system (600 kWh). Electric vehicles can also function as bidirectional charging points, while immersion heaters and air-source heat pumps convert electricity into hot water.
The building itself was extended and densified by INNOVAMETALL. A key feature is external access via sybkon gallery walkways. Whether as balcony, terrace, or office entrance – this extension not only creates a pleasant atmosphere but also allows repurposing of former interior corridors into usable, flexible space (rooms, sanitary facilities, classrooms, and dormitories were easily transformed).
A unique prototype was realized here for the first time: adding an entire new floor. The roof was removed and replaced with an additional story, built largely with INNOVAMETALL products refined over the years. Examples include sandblasted precast concrete elements with integrated heating and cooling, screwed onto load-bearing timber-composite structures, creating an exceptional atmosphere in the attic rooms. A supporting structure of steel hollow-section columns with DELTABEAM® composite beams carries the flat roof, while timber-frame façade elements define the building’s strong architectural character.
Equally exceptional: the attic parapet doubles as a PV system. Normally PV modules are placed on finished façades – here, they are fully integrated. The EPDM ballast membrane is also designed as a PV installation. Even the ceiling serves multiple functions, acting as both heating and cooling. This multifunctionality of individual components highlights the efficiency and resource-saving impact of the renovation.
